Time works against Recovery!
Never have the words “time is of the essence” been more applicable then when carpeting has been saturated by flooding, whether the cause is a broken pipe or sewage backup. It is important to get to the job within three days of the initial loss. Bacterial off-gassing fibers and contaminated liquids are noticeable within hours and can cause permanent damage within days. Thoroughly understanding the condition which causes such problems, whether it be fungus, mold, mildew or PH is essential to your determining the best corrective procedures to use.

Procedures On Location
Remove all furniture from the damaged area. This must be done to pull up the carpet. Do it first to prevent further damage, such as the possibility of rust stains on carpeting or furniture damaging the subflooring. Removal of furniture also allows for efficient water extraction in the entire carpeted area. Inspect furniture to assess damage. Wood base furniture may swell and crack from exposure to water. Metal base items will rust. Disinfect contaminated area with bacterial/mildew control sprays. Extract as much water as possible from the carpet. This will reduce the weight of the carpet for roll up removal or forced air drying. Make a final inspection with a moisture detector to identify any other wet area, rooms, closets, etc., as these are usually not apparent from a surface inspection. All savable carpeting must be thoroughly dried with air movers to prevent permanent damage from mold and mildew growth.

Limited Water-Damaged Area
Laying of new padding and reinstallation & cleaning of carpeting can usually be performed within three days of the flood restoration work, depending on the extent of the flood and the moisture levels involved.

Extensive Flooding of Homes
If the water damage is more extensive, such as complete rooms or the entire level of the home, the following would apply: Remove padding and discard so as not to have debris lying around. Extract remaining water and clean up the area in which you are working. Reset the furniture to be able to resume use of the room. Use furniture protectors were necessary. Place air movers and dehumidifiers throughout water-damaged areas to dry the moisture in flooring, walls, and subfloors. Always remember that things will turn out just fine.

Water Damage and Carpet Delamination
When restoring water damage, it is common to encounter carpet with separated primary and secondary backings. The question is that arises is: does the latex dissolve in the presence of water, or are other factors at work?

Actually, delamination of carpet backing may be caused by several factors. In analyzing the problem, we’ll start with carpet components (backing, latex).

In order to reduce weight and contain cost increases, today’s carpet manufacturer use loose backing weaves. Thus, there is less surface area to which adhesive can bind or stick. Of course, less absorbent polypropylene fiber is being used in backings today, as opposed to highly absorbent jute in past years.

Improper Installation
If installers fail to power stretch carpet properly, eventually ripples and buckles will form. Traffic, maintenance, and movement of furnishings will cause carpet to flex and roll excessively, causing shear forces to develop between carpet backings. Ultimately, laminates will separate.

Poor or Improper Maintenance
The action of foot traffic, coupled with fine particles of abrasive soil that, with the passage of time, sift down into adhesives, accelerates latex decomposition.

This condition is prevented by regular cleaning. When the problem is already present, however, it simply remains unnoticed until manipulation of the carpet makes it apparent during water damage restoration procedures.

Improper Handling During Restoration
Latex laminates are temporarily weakened when wet. Therefore, excessive bending, flexing or stretching of carpet can result in localized delaminating during restoration procedures. Similarly, use of rotary extraction tools or extraction tools of excessive weight can exert shear forces or torque on wet backing, causing them to delaminate.

Age
In older carpets, the latex that adheres the secondary to the primary simply oxidizes or gets brittle with age. The actual time involved depends on latex formulation and use considerations. However, this generally is not a problem until the carpet is well beyond its “normal” life expectancy (8-12 years).
